About Motel Loans

Motel Loans is a working tool for people who buy, refinance and build hotels and motels. It does two things a search result can’t: it sizes a loan from your property’s own numbers, and it puts the fees each hotel brand charges side by side, read from the franchise disclosure documents the brands file with state regulators.

Motel Loans is operated by Janover Capital LLC, a commercial mortgage capital markets advisory firm in Boca Raton, Florida. Janover Capital arranges commercial financing through lenders, including hotel and motel loans. It is not a lender or a bank, and it does not decide who gets a loan. When you send a deal through the financing request, it goes to Janover Capital and a person there replies. How we get paid explains the fees, including SBA’s Form 159 rule.

Motel Loans is not affiliated with, endorsed by or acting for the U.S. Small Business Administration, and it is not affiliated with any hotel brand.

Where the numbers come from

  • SBA rules (loan limits, terms, maximum rates, fees, equity and eligibility) come from SBA’s standard operating procedure for lenders, SOP 50 10, and the notices SBA publishes when it changes fees or rules. Guides cite the version and date.
  • The prime rate comes from the Federal Reserve’s H.15 release.
  • Franchise fees come from each brand’s Franchise Disclosure Document as filed with Wisconsin, Minnesota or California. Each brand page gives the issuance date and links to the filing.
  • The calculator uses standard lending arithmetic: a fully amortizing monthly payment, debt service coverage and loan-to-price limits. The example property is made up; nothing in it describes a real hotel.

Corrections

If a figure is wrong or out of date, write to hello@motel.loans with the page and, if you have it, the source. We fix confirmed errors and change the page’s updated date only when the substance changes.

Motel Loans editors

The Motel Loans editors build the calculator and the franchise cost table and write the guides. Every figure on the site is taken from a primary source, such as an SBA standard operating procedure, a Federal Register notice or a franchise disclosure document filed with a state, and each page names its sources and the date they apply to.
