Fees as stated in each FDD on its issuance date. Franchisors update their documents every year, and a signed franchise agreement controls over anything here. Brand and company names are used only to identify each franchisor's filed document; no logos are shown, and no brand sponsors, reviews or endorses this site. "Initial fee, 60 rooms" applies the Item 5 formula for a new franchise to a 60-room hotel; brand pages also show the transfer fee on a purchase where the FDD states one.

How to read a hotel FDD in ten minutes

You do not need all 400 pages. Three items carry the money. Item 5 is what you pay before opening: the initial or affiliation fee, usually a dollar amount per room with a minimum. Item 6 is what you pay every month after: royalty, marketing, reservation, loyalty and technology fees, and the many smaller charges for training, audits, transfers and renewals. Item 7 is the franchisor's estimate of the whole project cost, from land or building to opening inventory, as a low-to-high range.

Then read Item 19 if the brand gives one. It is the only place a franchisor may state what its hotels earn, and lenders will ask how your projections compare with it. Item 20 shows how many hotels joined and left the brand each year, which tells you how stable the flag is. Item 21 has the audited financials of the franchisor itself.

For financing, the number that matters is the monthly fee load. Royalty, marketing and reservation fees together take a slice of rooms revenue, shown brand by brand in the table above, before you pay a single employee, and the lender subtracts every dollar of it before it sizes your loan. Pick a brand in the hotel loan calculator to see the effect on your DSCR.

Questions people ask

Where do these franchise fees come from?

From each brand's Franchise Disclosure Document (FDD), the disclosure federal law requires a franchisor to give a buyer at least 14 days before signing. Several states, including Wisconsin, Minnesota and California, publish the FDDs filed with them. Hilton and Marriott file exemption notices instead, so for their brands we read the FDD each company posts on its own development website. Each brand page links to the document we read and gives its issuance date.

Why is the royalty only part of what a brand costs?

Royalty is the fee for the name. On top of it most brands charge a marketing or brand fund fee, reservation and loyalty program fees, and technology fees, some as a percent of rooms revenue and some per room per month. The column "Royalty + marketing" adds the royalty to the marketing or system fee charged on every room night. Loyalty, central reservation and commission fees charged only on some bookings come on top.

Can I negotiate a hotel franchise fee?

Sometimes. Many FDDs say the franchisor may reduce or waive fees in some cases, for example for conversions, development incentives or multi-unit owners, and some disclose the terms of those programs. Item 5 and Item 6 of the document say what is uniform and what is not.
