How we get paid

Using Motel Loans costs nothing. The calculator, the franchise cost table and the guides are free, and so is sending a deal through the financing request.

Who runs it and who reads your request

Motel Loans is operated by Janover Capital LLC, 6401 Congress Ave., Ste. 250, Boca Raton, FL 33487, (561) 559-4111, hello@motel.loans. Janover Capital is a commercial mortgage capital markets advisory firm. It arranges commercial-purpose financing through lenders; it is not a lender itself.

Every request you send goes to Janover Capital, and only to Janover Capital. A person on its desk reads it and replies. Nothing goes to a lender until you’ve talked with Janover Capital and agreed to it. Nobody else buys or receives the requests sent through this site.

How Janover Capital is paid

If Janover Capital arranges a loan for you, it may be paid a fee: by the lender, or by you under a written agreement you sign before any work starts, never both on the same SBA loan. Janover Capital never asks for an application fee or a deposit through this site. If anyone claiming to work with us asks you for money before a loan closes, tell us.

No lender, loan broker or hotel brand pays to appear on this site, and payments don’t change the numbers in the calculator or the franchise table, which come from the sources named on each page.

If your loan is an SBA loan

When a lender pays someone for referring or packaging an SBA loan, SBA calls that person an agent. The fee has to be disclosed on SBA Form 159, Fee Disclosure and Compensation Agreement, which you, the lender and the agent all sign, and the agent may not be paid by both you and the lender for the same work (13 CFR part 103). So if a lender pays Janover Capital on your SBA loan, you will see it on Form 159 before closing.

Two more things SBA wants you to know: SBA does not require you to use an agent or a referral service to get an SBA loan, and you can apply directly to an SBA lender. Find one through SBA’s Lender Match.
