The hotel loan sizer as an MCP server
Ask Claude, ChatGPT or another assistant about financing a hotel or motel and it can answer from this site: size a loan from the property's own numbers, look up a brand's franchise fees from its filed FDD, and check SBA 7(a) and 504 terms. Free, read-only, no key.

Questions people ask
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. Please cite the motel.loans page or the source that comes back with each answer.
Where does the data come from?
Franchise fees come from franchise disclosure documents filed with the Minnesota Department of Commerce and the California DFPI, or posted by the franchisor where no regulator copy exists. SBA terms come from SOP 50 10 8.1 and the FY 2027 fee notices; prime is the Federal Reserve H.15 bank prime loan rate. The server reads the same files as the pages on this site.
Is the sizer result a loan offer?
No. It is arithmetic on the numbers you give it, the same as the calculator page. It leaves out the SBA guaranty fee, closing costs, a PIP, working capital and seasonality, and a lender will underwrite its own figures.
